The form is single-member and the structure is minimal. There are no branches, no offices in other cities, no network of premises. Whatever requires a professional licence or the physical execution of works is not done by us: we select it, we coordinate it, and we always say who carries it out.
This site carries no references, no case studies, no transaction counts and no values handled. Engagements are covered by confidentiality and, until the client consents in writing, they are not published. What we can show is the method and the scope, not a list of names.

These details do not rest on our word. The Targovski registar i registar na YULNTS (Commercial Register and Register of Non-Profit Legal Entities), kept by the Agentsiya po vpisvaniyata (Registry Agency), is public and free to consult: a search by UIC returns the articles of association, the registered seat, the powers of representation and the annual financial statements filed.

Why Bulgaria
The first reason is an obvious one and belongs first: the company has its seat in Bulgaria and whoever handles an engagement is on the ground. Corporate filings, property negotiations and building sites are followed in person, in the language, during Bulgarian office hours. At a distance you lose time and you lose documents.
The structural reasons are public and verifiable: membership of the European Union, membership of the Schengen area, the euro as the currency since 2026, a commercial register that is wholly public and free of charge, corporate procedures conducted electronically. These are features of the country, the same for everyone. They are not advantages we can promise, nor merits of ours.
Bulgaria is not a shortcut. A company with no real activity in the country — no effective seat, no people, no contracts — is fragile under scrutiny, in Bulgaria and in the country of origin alike. We say so before accepting an engagement, not afterwards.

The background, point by point
European Union
Bulgaria has been a member state since 1 January 2007. Freedom of establishment, free movement of goods and services and the common European framework on VAT and intra-Community trade all apply.
Schengen area
Controls were abolished at air and sea borders on 31 March 2024, and at land borders on 1 January 2025.
Currency
Since 1 January 2026 the official currency has been the euro. The conversion rate with the lev is 1.95583 BGN to 1 EUR, the same fixed rate in force since 1999. Prices remain displayed in both units for the period set by the introduction act.
Public register
The Targovski registar i registar na YULNTS is public and free of charge. Anyone searching by UIC can read the articles of association, the registered seat, the powers of representation and the annual financial statements of any Bulgarian company. The same transparency applies to us: UIC 207660705.
Electronic procedures
Incorporation, corporate amendments and annual filings are submitted electronically with a qualified electronic signature (KEP). Every step leaves a traceable record. Delays, where they occur, almost always arise from missing or untranslated documents.
Language and documents
The official language is Bulgarian, in the Cyrillic alphabet, and public instruments are in Bulgarian. Foreign documents require an apostille — Bulgaria is a party to the 1961 Hague Convention — and a sworn translation.
Property and transfers
Ownership is transferred by notarial deed before a notary of the district in which the property is located, followed by entry in the property register at the Agentsiya po vpisvaniyata. The local transfer tax is set by each municipality within the limits of the ZMDT (Local Taxes and Fees Act). Cadastral data are kept by the AGKK (Geodesy, Cartography and Cadastre Agency).
Agricultural land
The purchase of agricultural land is subject to specific eligibility requirements under the ZSPZZ (Ownership and Use of Agricultural Land Act), different from those applying to urban property. This must be checked case by case before any negotiation.
Construction
Works, permits and final inspections follow the ZUT (Spatial Development Act) and fall within municipal competence. Works are carried out by companies entered in the Tsentralen profesionalen registar na stroitelya (Central Professional Register of Builders, CPRS). SAURON LTD does not carry out construction works: it selects, compares and supervises the contractors, who contract directly with the client.
Taxes and VAT
Corporate taxation is governed by the ZKPO (Corporate Income Tax Act) and VAT by the ZDDS (Value Added Tax Act), with mandatory registration above the statutory threshold and the option of voluntary registration. Rates, thresholds and obligations must be confirmed as at the date of the transaction with a licensed professional. This page is not tax advice.
Employment
Employment contracts must be notified to the National Revenue Agency (NAP) within the short deadlines set by the Kodeks na truda (Labour Code). Monthly obligations fall on fixed dates and are handled by a professional accountant.
Sofia
The most populous city in the country and its main administrative and economic centre: just over 1.2 million inhabitants at the 2021 census of the National Statistical Institute (NSI). Time zone UTC+2, one hour ahead of Italy.

- Business, management and organisational advisory — Analysis of the situation, definition of the operational choices, organisation of internal procedures and recurring obligations.
- Assistance with company set-up in Bulgaria — Incorporation or opening of a local structure: documents, registered seat, registrations, start of the recurring obligations. Instruments that require a licensed professional are drafted by that professional.
- Commercial representation and intermediation — Representing a foreign business before counterparties, suppliers and Bulgarian offices; putting the parties in contact and following the negotiation through to the contract.
- Feasibility studies and market analysis — Preliminary check on whether a plan is workable: costs, timescales, constraints, counterparties available. Delivered in writing.

- Software, systems and technology development — Design and building of applications and internal systems, integrations, automation of administrative procedures.
- Foreign trade, import and export — Purchase and sale of goods between Bulgaria and other countries, with the related documentary and customs obligations.
The network of local professionals
We do not carry out activities that require a professional licence. For those we rely on independent Bulgarian professionals, chosen on the work they have done and not on commercial arrangements.
Their names do not appear on this site: a professional’s name is published only with their written consent. They are disclosed to the client before the engagement, together with the role and the fee expected.
- Professional accountants (schetovoditeli) — Bookkeeping, VAT obligations and returns, payroll processing and notifications to the National Revenue Agency (NAP).
- Lawyers (advokati) — Legal opinions, contracts, checks on title and encumbrances, representation before the authorities. Members of a Bulgarian Advokatska kolegiya (Bar Association).
- Notaries (notariusi) — Deeds transferring property, certifications, powers of attorney. A notary is a public officer with territorial competence over the place where the property is located.
- Designers and contractors — Design and execution of the works: licensed designers and companies entered in the CPRS. They sign the contract directly with the client.
- Sworn translators and technical experts — Sworn translations and apostilles, expert reports, surveys and technical checks where the transaction requires them.
How we work with outside professionals
We put the engagement in writing
Before involving anyone we define what is needed, who does it, in what time and for what fee. No step starts from a verbal agreement.
The professional is instructed directly
It is the client who instructs the professional, who answers to the client and invoices the client. We do not stand in for the professional and we do not sign in their place.
No hidden commissions
We receive no payment from the professionals or the contractors we propose. Should any referral fee exist, it is declared in writing before the engagement.
We coordinate and report in writing
We keep the relationships, chase the deadlines, collect the documentation and deliver a written report of what has been done and what remains to be done.
We ensure continuity of the engagement
If a professional is unavailable, we name an alternative and transfer the documentation. The engagement continues without starting again from scratch.
Scope of activity
SAURON LTD does not carry out activities reserved to licensed entities and is not entered in any register of the Bulgarian supervisory authorities. We do not hold client funds, we do not collect sums intended for third parties, we do not administer assets belonging to others, and we do not carry out insurance intermediation.
We do not carry out construction works ourselves, and we neither operate categorised accommodation establishments nor sell travel. Where those activities are needed, the work is done by parties holding the required credentials, named to the client.
