A written, detailed description of the works, the materials and the expected standards. It is the document against which quotations are compared.
Contractor selection
Search for contractors entered in the professional register, request for quotations comparable on the same basis, verification of the requirements.
Contracts
Coordination with the lawyer on contracts with defined timescales, penalties, stages of completion and payment terms.
Supervision
Periodic site visits with a written record and dated photographs. Verification that what has been done matches what was agreed.
Cost control
Verification of the stages of completion before each payment, and management of variations in writing.
Completion
Final inspection, list of reservations, handover of the technical documentation and of the guarantees.

Defining the works
What is to be achieved, on what budget and for what use. The specification follows from this.
Tender among contractors
At least three quotations against the same specification. Comparing quotations written on different bases serves no purpose.
Contract and start on site
Contract signed before the works begin, with a programme of works and stages of completion.
On site
Site visits with a written record. Every variation is put in writing and priced before it is carried out.
Handover
Final inspection, reservations, documentation and guarantees handed over to the client.
What we need from you
To start without documents going back and forth, these items are normally required.
- Title to the property — Ownership or another title that entitles you to carry out the works.
- Existing technical documentation — Floor plans, any earlier building permit files, documentation for the building services.
- Budget and priorities — What cannot be given up and what can be scaled back if the quotations exceed expectations.
- A single point of contact — One person who decides. Decisions taken by committee are the leading cause of delay on site.
Limits of the service
SAURON LTD does not carry out construction works directly and is not entered in the Tsentralen profesionalen registar na stroitelya (Central Professional Register of Builders). The works are carried out by registered contractors, which are contractually answerable for their execution and assume the liabilities and statutory guarantees attaching to it.
Design, works supervision and the building permit procedures that require a qualified technical professional are entrusted to professionals entered in the relevant professional register. The company’s role is one of coordination, verification and cost control on behalf of the client.

Can you manage the site while I am in Italy?
Yes: that is precisely the case the service exists for. Site visits produce written records with dated photographs, and every payment is preceded by a check on the stage of completion.
Who is answerable if the work is done badly?
The contractor carrying out the works, under the contract and the statutory guarantees. That is why the contract must be signed before the start and must set out timescales, penalties and reservations: it is the part that protects the client.
Do you prepare the design?
No. Design and works supervision, where they are required, are entrusted to a qualified technical professional entered in the relevant register. We draw up the performance specification and coordinate the parties involved.
How much impact do variations have?
They are the item that breaks budgets. The rule we apply is simple: no variation is carried out before it has been described and priced in writing.
