The property side of a business that someone else runs.

A property intended for hospitality or catering use carries restrictions that an ordinary property does not: permitted use, health and hygiene requirements, building services, access. Checking them after the purchase means finding out that the plan cannot go ahead.

How it works

  1. Feasibility check

    First of all: is the contemplated activity permitted in that property and in that area? If the answer is no, matters stop there.

  2. Selection

    A search for the properties that pass the feasibility check.

  3. Due diligence

    Documentary and technical, at the level of detail that the type of activity requires.

  4. Adaptation works

    Coordination of the works required to make the property fit for the intended use.

  5. Handover to an operator

    Selection of the operator and coordination of the contract. Day-to-day operation is the operator’s own.

What we need from you

To start without documents going back and forth, these items are normally required.

  • The type of activity contemplated — Hospitality, catering or mixed. It changes the requirements to be checked entirely.
  • The intended model — Operation entrusted to a third party, or run directly by the client with its own staff.
  • The overall budget — Purchase and adaptation together: on properties of this kind the adaptation weighs heavily.
  • The time horizon — It determines how much it makes sense to spend on the adaptation.

Limits of the service

SAURON LTD does not operate accommodation establishments, and it neither organises nor sells travel or package holidays, and it is not entered in the Natsionalen turisticheski registar (National Tourism Register). It carries out no categorisation of tourist establishments and no hotel management.

The work concerns the property alone: checks, purchase, coordinated refurbishment and letting to third-party operators, which carry on the activity in their own name, under their own authorisations and on their own responsibility.

Frequently asked questions

Can you run the establishment yourselves?

No. Running an accommodation or catering establishment requires authorisations and registrations that the company does not hold. We deal with the property and with the selection of the operator, which trades on its own account.

How do you check whether a property can be put to hospitality use?

You start from the planning use classification and the local restrictions, then assess the structural and building services requirements with a qualified technical professional. It is a check to be made before signing any commitment, not after.

What is the difference between a property lease and a lease of the business?

A property lease has the premises as its subject matter; a lease of the business as a going concern also takes in the equipment, the authorisations and the goodwill. They are different contractual structures, with different tax and liability consequences: the choice is to be made with the lawyer and the accountant.

Do you find the operator?

We carry out the search and the selection, and we coordinate the contract. The final choice of operator remains with the owner.
